We specialise in selling properties on a confidential “off-market” basis. This allows a seller to minimise publicity regarding the sale and to vary the price throughout the process according to all relevant considerations including their circumstances, a buyer’s circumstances and market conditions over what can sometimes be a considerable length of time whilst waiting to attract the right buyer who fully appreciates the benefits of the seller’s property.  

We work on commission and charge for expenses, reports and administration costs.  If you chose to engage us to manage the sale of your property, we charge commission of 2% of the total sale price agreed in relation to your property payable on completion.  

The commission includes all our work in relation to securing the sale of your property except for our marketing strategy report, Biloba’s Pre-sale Opinion, Biloba’s privately hosted invitation “Maison Privee” events and attending meetings with commercial third parties.

Biloba’s Pre-sale Opinion

Before we begin our report, we meet up with you to learn about your property and carry out a full inspection of it and its locality. We examine all the attributes of your property including both the positive and the negative aspects. We then analyse the information to identify the most compatible buyers’ market and recommend how best to present your property to highlight the positives and mitigate any negatives, as well as assessing whether there any works we consider necessary to optimise your property’s appeal to the most relevant buyers (“your Biloba Buyer profile”).

The initial upfront costs payable on the day of our inspection of your property for Biloba’s Pre-Sale Opinion and Biloba’s draft Sale Particulars start from £500 depending on your property’s size and location.

Once you have received Biloba’s Pre-sale Opinion which is completely confidential, along with Biloba’s draft Sale Particulars, we arrange a consultation with you so we can assist you in deciding on whether you wish to carry our any of the works advised, the timing of the marketing, pricing, negotiating strategy and any special conditions attaching to the sale of your property which best meets your needs.   It should be remembered that the views expressed in Biloba’s Pre-sale Opinion are matters of opinion and that others could take a different view.

If works are to be done, we would advise getting estimates regarding cost and timing from at least 3 different traders before awarding a contract for the works required. We can provide a list of recommended contractors. We may also be attend appointments on site with contractors at a cost of £50 per hr plus expenses.

After any works are completed, we will work with you to confirm the pricing strategy based on a range of independent market valuations and current asking prices of comparable properties locally.

Then we are ready to start to carry out private viewings. In order to minimise inconvenience to you and maximise the appeal of your property we recommend that you delay individual viewings if possible, to create competing buyer interest at which point we recommend that we host those buyers together at your property at an exclusive private invitation only open house event, Biloba’s Maison Privee.

Biloba’s Maison Privee

This is where we ask you to get your property looking at its best before we then take another 2 hours to finish it off extra temporary touches like fresh flowers, extra cushions, table decorations so that it is “staged”  like a show home before potential buyers arrive to view it at their leisure and enjoy refreshments during a 3 hour open house period (eg 2-5pm on a Saturday afternoon). We are on hand throughout the open house to do tours and handle their queries.

We only invite serious buyers (who may have been asked to provide proof of funds) so that there are no timewasters. Even if a sale is not immediately forthcoming, these events usually generate very useful feedback that we can act upon to improve the likelihood of a sale subsequently.

Our fee for hosting a Biloba Maison Privee is £500 plus expenses. The expenses incurred are usually in respect of the purchase of all items approved by you to be used during the staging (eg fresh flowers, table decorations, cushions, bed covers etc if required) and the refreshments.
