Whether you are looking to find your forever home, relocate temporarily for business or an amazing venue for a special event, we start with understanding your needs to identify the optimum geographical location.
We work on commission and charge for expenses, reports and administration costs. If you chose to engage us to find your property purchase, and we source it off-market we charge commission of 2% of the total purchase price agreed in relation to your property payable on completion.
However, we pride ourselves on ensuring you do not overpay for your property purchase so in relation to advertised properties on the open market we charge a commission based on 10% of the reduction in the purchase price that we negotiate on your behalf based on the difference between the most recent advertised sale price and the agreed purchase price.
Our commission includes all our work in relation to securing your property purchase except for the cost of Biloba’s Property Tour, Biloba’s Pre-Purchase Opinion, and our attendance at meetings with commercial third parties.
Having identified the most promising locations, we investigate each of them thoroughly to identify any local issues that might impact your lifestyle and enjoyment of the property in those areas. Only once we are confident that we have precisely the defined the most appropriate location do we start to inspect the relevant properties for hire, rent or sale, as well as those that are “off-market”.
Biloba’s Discovery Day
From the numerous properties we initially inspect, we draw up a short-list of 5 and provide you with a report explaining why we believe these are the best 5 options around your budget in the target area and why we have discounted the others.
If the shortlist meets with your approval, we will then accompany you on a single day viewing each of those properties in turn, exploring the locality in between the viewings. Biloba’s Property Tour (10am-4pm) costs £250 including a light lunch and transport for up to 2 persons. Please note we can supply video of Biloba’s Property Tour at a reduced cost of £200 if you are unable to join us for any reason or prefer your identity to be kept confidential.
During the Tour you will, of course, learn further about each property’s advantages from each of the vendors’ agents. However, we will be on hand to ensure you are also fully aware of any disadvantages that may not otherwise be apparent.
Rarely is a property perfect as it is for any of our clients, but we usually manage to find one that could be. Be assured we are also here to assist you with putting together a team to carry out any works should a re-design be required.

Biloba’s Pre- Purchase Opinion
This is a comprehensive buyer’s audit including checks on over 100 different aspects of the property most of which are not included in the checks done by your solicitors when they carry out the conveyancing but might influence your decision whether to make an offer and, if so, at what level to pitch that offer.
Depending on the results of those checks Biloba’s Opinion may include warnings in relation to the risk of air and noise pollution, the existence of flight paths overhead, the risk of anti-social neighbour behaviour, traffic problems at certain of the day, risks in relation to mortgage-related issues and likelihood of any planning gain.
Biloba’s Pre-Purchase Opinion costs from £500 depending on your property’s size and location payable in advance. We aim to deliver our Opinion to you within 7 days of being paid. It should be remembered that the views expressed in Biloba’s opinion are matters of opinion and that others could take a different view.
